These homes are typically newer and are in subdivisions that have seen heavy pricing pressure over the past few years.

We work with some investors but not all. For example... It's no secret that Indianapolis provides investors with extraordinary low barriers to entry. Investors routinely come to Indianapolis, purchase a property for around ,000, spend another ,000 on paint and carpet and rent the home. I consider these purchases to be very bad investments. Generally, these homes will see very little to no appreciation, will need constant maintenance and, because of the areas where they reside, will experience extremely high turnover and even vandalism.

On the other hand, real estate investors who focus on solid neighborhoods and are willing to pay for quality housing are on the right track. While these homes may need some work, they are generally very sound from mechanical and structural standpoints. More importantly, there is a strong demand by Tenants for quality housing in quality areas, so vacancy rates are generally very low. These investors are buying homes at a discounted rate and hope they will achieve large equity gains when the market returns to normal levels.

Before starting a game, find a proper sized bowling ball that fits you and that you can lift with ease. Always use this ball while playing to avoid finger, wrist, arm, or back injury. Stand back when others are bowling. Never stand directly behind a bowler. Never cross the foul line or step onto the bowling lane. Not only is it against the rules, it is also extremely slippery and could result in a slip and fall injury. Never run in a bowling alley, especially near lanes or on tile where it may be slippery.

Kansas City Schools Change Licensing Requirements

The state of Kansas' Board of Education is expected to make a change to teacher licensure requirements that could help Kansas City Schools get the teachers it needs. According to Martha Gage, director of teacher education and licensure, the Professional Standards Board recommends the improvements.

The changes will allow teachers in Kansas City Schools, and across the state, to add subjects to their portfolios with greater ease. Why is this important to Kansas City Schools? As a result of the state increase in science department credits required for graduation, the Kansas City Schools cannot fill its need for chemistry and physics teachers. This change would allow a biology teacher to take the competency test in a different science area, like chemistry, and be qualified to teach it.

Opponents voice concerns that this change will not ensure that Kansas City Schools' teachers are really prepared to teach such in-depth subjects. John Richard Schrock, director of the biology education program at Emporia State University, feels that passing a competency test alone is not enough. These Indianapolis Schools' teachers might be required to take more courses just in order to pass the difficult tests, but even would that prove sufficient?

But that's not the only change that will hit Indianapolis Schools if the state's board of education passes the initiative. The changes are designed to remove cumbersome paperwork and redundant information from the process of becoming a teacher in Kansas. While that should sound good to everyone, the final change involves lowering the grade point average (GPA) required to obtain conditional certification. Currently, a teacher applicant in Kansas City Schools must have a college GPA of at least 2.5. Of course, a veteran teacher from out of state may have a wealth of experience, and be a great teacher, but have done poorly 25 years ago in college. Proponents claim that the GPA is just one indicator of an applicant's ability to teach. While some argue for maintaining the higher standards, the need for Kansas City Schools to find qualified teachers seems to be winning.

Advocates of both Kansas City Schools and the Kansas National Education Association feel that these changes are a way to fill the teacher gap while still maintaining a reasonable standard for teachers. Standards for both teachers and students have been a hot button topic in Kansas City Schools since the No Child Left Behind (NCLB) act went into effect in 2002. Its requirement for highly qualified teachers in areas like math and science, combined with the state's increase in science credits for graduation has put Kansas City Schools in a teacher quandary. Kansas City Schools are not alone. Public schools nationwide have been forced to innovate and adapt in order to succeed in the current educational climate.

Dropping Classes

Very few college students make it through their educational careers without dropping at least one class. While the procedures for doing so vary among institutions, here are some pointers to keep in mind.

Consider carefully before dropping a class. Is it a class that is only offered once every academic year? Is it the only section of the class that fits your schedule? Are you thinking about dropping because a major test or paper is coming up quickly? If your dissatisfaction is with instruction, is the faculty member the only one who teaches that particular class? Did you just have a truly craptastic day and you're wanting to drop the class on an impulse? Is your grade past the point of no return late in the semester? There are good reasons and bad reasons to drop a class. It's worth taking the time to consider which category covers your reason.

CLASSES

If you need to keep the same number of units, make sure to have a new class to add all lined up before you drop the other class. Dropping a class affects your overall unit load and therefore causes issues with financial aid eligibility and other aspects of your enrollment.

If classes have not yet started, dropping and adding classes can be pretty straightforward, but keep in mind that competition for class registration is fierce. There are fewer classes available due to budget cutbacks, and there are more students vying for those classes because of the high rate of unemployment.

If classes have already started, things can be a bit more tricky. The drop and add period occurs near the beginning of the semester and only lasts for a short period of time (less than a week where I teach). To add a class after it's started, you will need the permission of the instructor to do so. Whether you will get that permission is solely at the discretion of the instructor, regardless of the number of seats available in the class. If you do get permission, get the drop and add processed immediately.

Although most colleges have computerized systems where you can do nearly everything regarding registration online, I strongly suggest dealing with drops and adds in person with admissions and records, especially if it's after classes have started. Make sure to get a printout documenting the drop and add in case there are problems later.

Once you've been to a class, don't just stop showing up and assume you'll be dropped. It's your responsibility to drop yourself from a class. Even though most syllabi warn that faculty retain the right to drop students from the class for poor attendance, that doesn't mean you'll automatically be dropped from the class if you just stop showing up. Some faculty are diligent about dropping students who unexplainedly disappear, and some refuse to drop them at all.

Look at it this way. You signed yourself up for the class. If you want out, then you should un-sign yourself up. Simple enough. If you are not proactive about dropping yourself from a class, you may wind up with an F for the class on your transcript.

Pay attention to drop deadlines and their effects on your transcript. During the drop and add period at the beginning of the semester, dropping a class will have no lasting effect on your transcript. In fact, there will be no trace of it. Dropping after the drop and add period, however, can be a different story.

Again, while specific rules will vary among colleges, the way my institution handles drops is fairly typical. If a class is dropped after the drop and add period but within the drop with no W (withdrawal) period, the transcript will not reflect that the student was enrolled in the class at all. If a class is dropped after the drop with no W period but before the end of the drop with W period (about two weeks before finals), then the class will be listed on the transcript with a W to indicate the student withdrew from the class. If a student wants to drop a class after the end of the drop with a W period, he or she is out of luck. Whatever grade that has been earned in the class will appear on the transcript, and almost always it's not a pretty sight.

Too many withdrawals on your transcript don't look good. Dropping classes at points in time that will leave a stain on your transcript should be done sparingly. While it is true that not all future employers will care what grades are on your transcripts, some will. Your academic performance might be used as a deciding factor in choosing you over some other candidate for a job. The content of your transcripts will definitely have an impact on your competitiveness for scholarships, internships, and admission to graduate school. Your transcript can serve as a representation of the commitment and effort you offer to a new employer or to a graduate program. Keep it as clean as possible.

2008 Indianapolis Colts Outlook

The Indianapolis Colts have come a long way since the days of the Dallas Texans-so much in fact, that the NFL insists the two teams should not be associated today. (Probably due to confusion that results from the Houston Texans) The Colts have created their own legends since 1953 when they renamed to the Baltimore Colts, and have gone on to win three NFL championships and two Super Bowl championships, the latest win in 2006 at XLI. The Indianapolis Colts' chances in 2008 remain promising, especially considering last year's final score of 13-3. The Colts performed very well but lost their divisional round to the San Diego Chargers at the playoffs. Now as the team heads into their 56th season it may be payback time, especially when they play the Chargers in a rematch on November 23, 2008.

For the first time in 24 seasons, the Colts will start playing from the Lucas Oil Stadium leaving behind the RCA Dome. Management is satisfied with coach Tony Dungy for this season, just as they have been for the past seven, and similarly pleased with quarterback Peyton Manning, who returns as starting quarterback for the 11th season. This may or may not be Tony Dungy's last season, as he announced he would return for at least one more season. Whether or not we see him next year may well depend on the team's final score in 2008. The Colts also promoted Jim Caldwell to Associate Head Coach, which puts him in line to inherit Tony Dungy's spot whenever he decides to retire.

The team released three players including wide receiver Craphonso Thorpe, defensive tackle Anthony McFarland and linebacker Rob Morris. The team also lost Rocky Michael Boiman and Dan Klecko to the Philadelphia Eagles, Jake Scott to the Tennessee Titans and Benjamin Jeffrey Utecht to the Cincinnati Bengals. The NFL Draft also provided Indianapolis with some exciting new prospects. The team gained center Mike Pollak from Arizona State, linebacker Philip Wheeler from Georgia Tech, tight end Jacob Tamme from Kentucky, linebacker Marcus Howard from Georgia, tight end Tom Santi from Virginia, center Steve Justice from Wake Forest, running back Mike Hart from Michigan, wide receiver Pierre Garcon from Mount Union and center Jamey Richard from Buffalo.

Reaction to the Indianapolis Colts in 2008 has been mixed. Their rematch with the San Diego Chargers is gathering a great deal of interest, though most NFL fans are leaning towards the Colts. The Chargers are seen as a wildcard victor, and respected by most football experts who name them as one of the most talented teams in the entire NFL. In fact, last year's losing performance of 13-3 was one of the best in the entire sport, second only to New England's attempted record breaking best 18-0, and Dallas's impressive 13-3.

Don't count the Colts out yet; they dominated the NFL in 2006, winning their fifth overall championship title and earned one of the best records in the league for the season following. The Colts may still be hungry for more pigskin glory.

Students at Indianapolis schools this year have to get used to leaving many of their personal preferences at home. The school district, the largest in the state, has laid down a set of rules that govern the way students dress when they come to class. The new dress requirement at Indianapolis schools touches almost every item of clothing a student could be wearing from shirts, pants and skirts to belts and shoes, and even under garments. Under the new dress code students in Indianapolis schools will attend class wearing only solid colored shirts paired with tan, black or navy pants and skirts. Undershirts that are the wrong color or shirts that are not tucked in neatly are strict no nos according to the new regulations. That symbol of youth rebellion, the low slung pair of pants sagging to dangerous depths has also been completely ruled out as part of the new dress code at Indianapolis schools.

The new dress code regulations at Indianapolis schools are an attempt to improve the image of the school district. Superintendent Eugene White says the new dress code will change the perception of Indianapolis schools into an image of a school district that expects excellence. He says the new dress regulations will affect changes in the way Indianapolis schools look, act and teach. Although there haven't been any major studies that show that having a uniform dress code can impact academic excellence, Indianapolis schools have decided that this is a small step towards fostering an improved learning environment in schools. And one has to agree. Schools places to foster learning and build character; this focus is shifted when teenagers walk around with ridiculous clothing that aims to grab attention by any means possible. A dress code prevents distractions in classes and also eliminates any class distinctions that may arise because of the way a student dresses.

Predictably enough, the new dress code has students upset. Many students are of the opinion that some of the regulations border on the ridiculous. One student claims she was asked to go home because her jacket did not match her pants. Students at some school like Tech High School have been particularly prone to discipline action on account of dress code violations. Critics of the system say the code is more difficult to enforce in places like Tech High School because of the sheer numbers of students and the difficulty in monitoring their clothes. Others say suspending students in the Indianapolis Schools for dress code violations doesn't help make them better students. These seem to be minor glitches in a system that's still new and in the process of being tested. Once these road bumps are smoothed out, Indianapolis schools might find they have improved their image at least in terms of developing a pro learning environment in their campuses.

A History of the Indianapolis 500 Owners

There are only three sports, bull fighting, motor racing, and mountain climbing; everything else is just a game. While historians may argue whether this famous quote should be attributed to author, Earnest Hemingway or his contemporary, Barnaby Conrad, it is difficult to ignore the truth in its message. The truth is that competitors who gamble their lives to compete deserve some extra measure of respect. It is fitting that we acknowledge this very important distinction in honor of those who ante up.

For more than 100 years drivers from around the world have come to Indianapolis to test themselves and their machines. There is no place on earth that gives more in triumph and takes more in tragedy than the two and a half mile oval at Indianapolis. The Indianapolis Motor Speedway turns dreams into legends. None of that, however, would be possible without the loyal and fanatical support of the spectators who come each year to witness the greatest spectacle in racing.

INDIANAPOLIS

The Indianapolis 500 mile race is the largest one day sporting event in the world. Attendance, which has never been officially published, is currently estimated at nearly 400,000 thrill-seeking spectators. There are no contenders for this throne. The Indy 500 is the undisputed king of motor sport races. Fittingly, its history is equally astonishing.

THE FOUNDING FATHERS
The Indianapolis Motor Speedway was the brain child of an energetic entrepreneur named Carl Fisher. Born in Greensburg, Indiana in 1874, Carl grew up in a broken home of modest means. After dropping out of school at the age of 12 to help support his mother and two brothers, he held several menial jobs before opening his own business at the age of 17. His entrepreneurship began with a bicycle shop he opened in Indianapolis with his two brothers in 1891. The bicycle shop became highly successful due in large part to Carl's talent for outlandish promotion. He soon steered his partners into the automobile business by turning the bicycle shop into what is believed to be the first automobile dealership in the United States.

When approached by an inventor of an acetylene lamp for use on automobiles, Carl Fisher seized the opportunity to begin manufacturing head lights for the auto industry and through a series of plants around the country supplied the headlights for most every automobile and truck made in America.

Carl Fisher's dealership sold, Oldsmobile, Packard, Stutz, and the Stoddard-Dayton automobiles. On a trip to Europe in 1909 or shortly prior thereto, Carl discovered the European automobile manufacturers were building superior automobiles. He took a special interest in a large automobile test track he visited in Surrey England and came back home with plans to build one himself.

Carl was well on his way to becoming a wealthy man by this time. He had several successful ventures including a company which manufactured the Prest-o-Lite lamps installed on virtually every truck and car built in the United States. He forged friendships with other local entrepreneurs and recruited three of them to be his partners in this

new venture. James Allison, Arthur Newby, and Frank Wheeler signed on, invested their money with Carl and soon formed the Indianapolis Motor Speedway Company. They purchased a 240 acre farm a few miles northwest of Indianapolis and later expanded it to include the 530 acre property it is today.

James Allison, the inventor of the Allison Perfection Fountain Pen, met Carl Fisher through their mutual interest in the bicycle craze. Together they formed the ZigZag bicycle club. Later they joined as partners in the Prest-o-Lite venture. James Allison then formed the Indianapolis Speedway Team Company, which evolved into the Allison Engine Company that is now the Allison Transmission Company of General Motors. Rolls Royce acquired the engine building division of Allisons in 1995.

Arthur Newby was the president of National Motor Vehicle Company, located in Indianapolis. His company began its venture by manufacturing electric automobiles. Though the Company faltered in 1924, it managed to produce the winning entry for the 1912 Indianapolis Motor Speedway, before closing its doors forever.

Frank Wheeler, the fourth founding member of the Indianapolis Motor Speedway, was a partner in the Wheeler-Schebler Carburetor Company, which manufactured carburetors for automobile manufactures throughout the United States. Frank Wheeler and his partner George Schebler commissioned the Wheeler-Schebler Trophy, which was the first trophy presented to winners of the Indianapolis 500 Mile Race, and the predecessor of the Borg Warner Trophy.

The farm they purchased, known by the locals as the Pressley Farm, sat near the corner of Crawfordsville Pike (now known as 16th St.) and Georgetown Rd, five miles west of downtown Indianapolis. However, another farmer named Levi Munter owned 80 acres, which sat directly on the corner of what is now 16th and Georgetown Road. The Fisher partners purchased an option on the 80 acres in December 1908 and exercised the option sometime shortly after filing their articles of incorporation for the new Indianapolis Motor Speedway Company on March 20, 1909.

In the spring of 1909, the land around the speedway was largely pasture land, but a few factories, situated just south of the site of the new Indianapolis Motor Speedway, had been in operation for several years prior. Those factories included the Prest-o-Lite company built and operated by Carl Fisher. James Allison's machine shop was also located just south of the site of the new speedway. The Allison machine shop that later became the Allison transmission and engine company is still in operation at or near the same location today. The town of Speedway was founded in 1926 and the Indianapolis Motor Speedway now sits entirely within the city limits of Speedway, Indiana.

Automobile racing was not popular at that time. Building a race course for the sake of holding automobile races, was not Carl Fisher's plan. His plan was to build a testing ground for American automobile manufacturers to test their machines and make them faster and more reliable. The races he organized in 1909 were part of his plan to promote the track and encourage automobile makers to take up the challenge. Better cars meant happy buyers which in turn brought about enthusiastic sales. Carl Fisher and his partners were perhaps better able to benefit from the anticipated boom of automobile sales than any other persons in the world. With the first automobile dealership and a manufacturing plant that made running lights for virtually every automobile made in the United States at that time, Carl Fisher was poised to make an enormous fortune.

Since 1911 when the first Indianapolis 500 mile race was run, many stories turned to legend and helped insure that the history of the Indianapolis Motor Speedway would be recorded for posterity. Flamboyant drivers, owners and mechanics came to Indianapolis to compete for the prize of fortune and fame. Some have faded into the pages of history despite risking their life, fortunes and reputations and are these days nothing more than a footnote in history. Others, however, made their mark though success or tragedy and are memorialized on the pages of historical books, photographs and film.

There is perhaps no race driver in history who did more to capture the attention and admiration of the world, than Barney Oldfield. Born Berna Eli Oldfield, in 1878 near Waseon, Ohio, Barney started his racing career by competing in bicycle races across the country. He transitioned to automobile racing by joining a friend and fellow racer Tom Cooper in a racing venture, which sprang from a short interlude with future automobile titan, Henry Ford. Ford, who's two prototype cars were difficult to start, sold both of his cars to Cooper for 0.00. Cooper put Oldfield behind the wheel and entered the car in the 1902 Manufacturer's Challenge Cup. When Oldfield beat Alexander Winton, the defending champ and odds on favorite by more than a half mile in a car built by Henry Ford, both men were catapulted into automobile history. Oldfield became synonymous with speed and Ford got the financial backing he needed to start his automobile manufacturing company. Barney Oldfield was the first man to break the 60 mile per hour barrier in a mile run at the Indianapolis State Fair Grounds a few years later. He raced in the Indianapolis 500 in 1914 and 1916, finishing 5th in both races. He never won the Indy 500, but he became a close friend and business associate of Carl Fisher.

For many years, motorcycle cops around the country, were fond of asking "who in the hell do you think you are, Barney Oldfield?", when stopping motorists for exceeding the speed limit. Scar Free Breast Augmentation

Breast augmentation remains as one of the top cosmetic plastic surgery procedures in the country. The use of a breast implant is a very successful and rapid method of getting breast enlargement due to the immediate placement of the implant device. Getting the implant in place, however, requires an incision somewhere to introduce the implant through into the breast pocket.

Scar free breast augmentation refers to using an incisional approach off of the breast. This is most easily done through the axillary (armpit) region. There are natural skin creases in the armpit (scars always are less conspicuous and heal better when placed along a skin crease) which make placing an incision easy. Also the armpit lies immediately beneath the outer edge of the pectoralis muscle where is where you want to be for breast implant placement anyway.

A very small one inch (2.5cm) incision cam be made immediately below the edge of the muscle in a skin crease. Because of this small size, saline breast implants must be used as they are inserted deflated. Meaning they are rolled up like a burrito, inserted through the incision and under the muscle, and inflated after being in position through a long detachable tube. Because of this small incision size, it is not possible to use silicone gel implants because they are bigger being prefilled from the manufacturer. (it is possible to place silicone implants through this incision but it must be made much bigger...as pectoral implants are placed through this same incision)

While there is another non-breast incisional approach to use, the belly button or umbilicus, this requires dissection up through the abdominal tissues which creates pain at two sites rather than just one. I see no advantage to the transumbilical approach over the transaxillary approach.

Scar free breast augmentation has been possible for some time using an axillary incision. Dissolveable sutures are used to close the incision and there is no wound care afterwards. One can shave and use deodorants one week after surgery. The armpit scar heals so well that it is virtually impossible to detect in most patients within months after breast augmentation surgery.
